Avila Beach is a small, quiet place to live. About 1,600 people live in the Avila Beach census area, which covers about 6.3 square miles. It sits in San Luis Obispo County, with the city of San Luis Obispo a short drive inland.

The weather

Avila is known for being warmer than most of the Central Coast. The beach faces south, and Point San Luis blocks the prevailing northwest wind. Temperatures don't swing much through the year. Winter highs are typically around 70°F, late summer and fall highs reach about 80°F, and most of the roughly 15 inches of yearly rain falls from December through March. See Weather & Conditions for today's numbers.

Neighborhoods

Downtown Avila Beach. The village along Front Street, San Miguel Street and 1st Street, a few blocks from the sand. Many homes here double as vacation rentals, and summer weekends are busy.

San Luis Bay Estates. A larger residential area with ocean-view homes, condos and gated communities, with names like Kingfisher Canyon, Pelican Point and Heron Crest. Jim LaMarca, below, specializes in it.

Avila Valley. Homes along Avila Beach Drive and the Bob Jones Trail, closer to Sycamore Mineral Springs, the Avila Valley Barn and the Avila Bay Athletic Club.

See Canyon. A rural canyon of apple ranches and homes, a few miles up from the beach.

A rebuilt town

Much of downtown is newer than it looks. In the late 1990s, Unocal began cleaning up decades of oil that had leaked from old pipes under the town. The cleanup dug out a quarter-mile-wide area, and many homes and businesses, including several blocks of Front Street, were torn down and rebuilt. Today's promenade, walkways and sea-themed walls and benches came out of that rebuild. Read more on History of Avila Beach.

Day-to-day life

Avila's food shops are small, so plan on San Luis Obispo or Pismo Beach for big grocery runs. For everyday top-ups, see Groceries & Picnic Supplies. The Avila Beach Community Center on San Miguel Street hosts local events through the year, like the Avila Beach Civic Association's Fourth of July doggie parade and, in October 2026, a spaghetti dinner and bingo night. See Events for what's coming up.

The Avila Beach Pier is mostly closed for repairs. Harford Pier at Port San Luis is open for walking and fishing.

Buying a home

Avila homes include downtown cottages and condos, ocean-view homes on the hills, and gated communities. Because Avila is unincorporated, building permits and vacation rental rules come from San Luis Obispo County. If you plan to rent your place out part of the year, read the county's coastal vacation rental guide before you buy.
